Terms and Conditions
1. General Requirements
1.1. All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay.
1.2. Guests must notify the Property Manager of any disputes or complaints from neighbours as soon as reasonably practicable.
2. Arrival & Departure
2.1. The property is available from 3pm on the day of arrival.
2.2. In the interests of security and to prevent fraud, at the time of check-in, guests may be required to confirm their identity by providing their booking reference and their passport/identity card/driving licence.
2.3. The property must be vacated by 10am on the day of departure, unless otherwise agreed with the Property Manager.
3. Noise & the Neighbourhood
3.1. Guests are required to conduct themselves appropriately at all times and to comply with Company procedures and/or requests with regard to conduct and respect for the property. We reserve the right to refuse accommodation or services or remove you from the property if, in our reasonable opinion, we consider this provision to have been breached.
3.2. Guests are responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighbourhood.
3.3. Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighbouring properties – especially during night time hours (e.g. 10pm – 8am), and upon arrival and departure.
3.4. Excessive noise is prohibited at all times and may result in termination of the short-term rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit.
4. Visitors
4.1. Guests are allowed a maximum of 4 Visitors at any time during their stay
4.2. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that. Visitors are complicit with these House Rules.
4.3. Any additional overnight Visitors must be approved in advance during the booking process and may be subject to an additional fee.
4.4. Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles.
5. Parties, Functions & Events
5.1. Parties and large gatherings of any kind are strictly prohibited inside the premises. Any parties or events inside our premises without prior written consent will result in a £250 fine which will be deducted from the security deposit.
5.2. Any small gathering must comply with other rules set regarding Noise, the Neighbourhood and Visitor numbers.
6. Garbage & Recycling
6.1. Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the instructions set out in the property welcome pack.
6.2. Excess rubbish must not be left in public or common areas.
7. Security
7.1. Any time Guests leave the property, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
7.2. Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving.
8. Smoking
8.1. Guests are not permitted to smoke inside the property. Smoking inside the premises will result in a £150 fine which will be deducted from the security deposit.
8.2. Cigarette butts must be disposed of properly (i.e. in ashtray provided) and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.
9. Drugs
Possession and use of any drugs in the property is strictly forbidden. Any guests in breach of this rule will be removed from the property with immediate effect and will result in a £300 fine which will be deducted from the security deposit.
10. Pets
10.1. Guests are not permitted to have pets or permit the access of any pets within the property unless agreed with the Property Manager.
10.2. Any exceptional agreement must be written and signed by the Property Management Company and the guest.
10.3. A breach of this will result in a £150 fine which will be deducted from the security deposit.
11. Damages & Breakages
11.1. All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will result in a penalty deduction from the security deposit.
11.2. To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.
11.3. No bathroom towels are to be removed from the property (i.e. for beach use). Separate beach towels are provided for this purpose.
11.4. We reserve the right and you hereby authorise us to charge your credit or debit card for any damage incurred to the property during your stay or for any items that are missing or damaged when you leave. This amount will not have a limitation.
12. Assignment
Guests are not to assign, underlet, charge, part with or share possession or occupation of the Property or any part of it.

14. Compliance
Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the property, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbours or other residents of the community.
